Most younger buyers are looking for the finished product and not a fixer-upper. They want something that they can move right into, and are not much into making improvements over time. They want it now. Think all the shows on HGTV on home decor and staging . . . that's what appeals to the younger buyer.
They want open space to congregate with their friends and family, and particularly want kitchens and family rooms that are open and connected. A large island with seating, plenty of hanging out space in the kitchen, and a smooth flow into family room seating and entertaining is key.
WiFi is really important. If you don't have a strong wireless internet connection, it could be a deal killer. Some high-rises and condos in more urban areas suffer from spotty wireless service. If this applies to you, then you may need to install WiFi boosters.
Cell signals are important too. Often buyers will test their cell signal in several parts of the house to be sure they can stay connected.
Most younger buyers prefer wood floors to carpet. If you're upgrading your flooring, best to choose eco-friendly materials such as bamboo flooring and wood with Forestry Stewardship Certification, as many buyers care a lot about sustainability.
Healthy homes are generally very important to young buyers. They are very educated about the impact an unhealthy house can have on their lives. Concentrate on upgrading to energy-efficient heating and cooling systems, eliminate any environmental issues like mold and fungus, and use non-toxic paint that contains low or zero VOC.
A final note . . . be sure to tell your agent about all the things you've done to make your home appealing and healthy . . . because those items are all great selling features and will help your agent do a great job of marketing your property.
